Settle who can authorise the work

A roof over several units is usually owned by a landlord, owner or association, so a tenant normally cannot order work on it. The party with authority should send the request. Include a contact who can unlock gates and answer questions on site.

Specify in the request

A good multi-unit quote request names:

• Number of buildings and stories per building
• Whether the roofline is continuous across units
• Access hours and parking limits
• Whether all downspouts are to be flushed
• Photo documentation for the owner's records

Comparing proposals

Ask any company for a per-building breakdown rather than one lump sum, and check what insurance it carries for work at height on commercial or multifamily property.
